Mar14/2026 Lindsay Buziak Murder – The murder house was chosen by someone who could control & manipulate the environment.


WHO WAS ABLE TO MANIPULATE/CONTROL LINDSAY ACTIONS ON THE DAY OF THE MURDER & IN THE DAYS LEADING UP TO THE MURDER

Only a few people were privy to Lindsay’s comings and goings in the 24 hours leading up to her murder. In police statements Shirley Zailo told the police that she had been talking to Lindsay on the phone as Lindsay was entering the Re/Max Camosun office at 2:00 pm that Saturday afternoon. Jason was aware of that phone call. At 3:00 pm a friend of Lindsay’s was on the phone with her as she entered Sauce to meet Jason for a late lunch. When Lindsay & Jason were ready to leave the restaurant Jason paid the bill at 4:24, both leaving at the same time.

Jason headed to SHC Autographx as he had an offer to present to the owners. Lindsay supposedly went home to change before heading to the showing. Not sure why Jason’s presentation couldn’t have waited until later – but as we would later learn there was no offer that needed to be presented that evening. During Lindsay’s stop at the Re/Max office, she had shared her apprehension about the showing with a few realtors, at the same time telling them that Jason had promised to be there to meet her at 5:30.

As the property was vacant with a locbox, the listing agents had chosen not to notify the owner/builder Joe DeSousa that Lindsay would be showing the home that evening. However, that does not necessarily mean that Joe did not know Lindsay would be arriving at 5:30. After all he was good friends with Shirley Zailo & her live-in boyfriend Paul Bergshoeff. Sure, it would be fairly easy for the planners to calculate Lindsay’s arrival time, but how could they possibly have known when Joe DeSousa would be gone from the property?

Police reports indicate that Joe left shortly after his trades, just before 5:00. He returned to the house to lock up shortly after 5:00. It is unclear why he didn’t lock up when he left the first time. Joe told the police that he checked the doors & windows and walked through the master bedroom & ensuite before leaving and saw nothing out of place. Why would there be anything out of place – the home was vacant, no furniture, nothing. Did Joe make a habit of touring every room of the home prior to locking up?


What is most unusual about this showing is the precise timing of 5:30 p.m. on a winter Saturday, before daylight saving time.

In ordinary circumstances, if you’re coming in late on a ferry, a Sunday morning showing would have been the more natural choice. Sunset was at 5:13 p.m. that day. Logically, the only reason for this timing then was because it ensured the workers were “just” gone while simultaneously bringing Lindsay to the property before the late hour became obviously strange.

The arrival is so close in time to when the workers usually left that I think it’s a bit of a bread crumb that the killers/planners left behind by mistake.  It’s just a little too obvious. That raises a narrower and more probative question: who knew, or could easily find out, when the workers would be off site? The pool seems relatively limited — Joe DeSousa, the listing agents, and anyone who specifically asked about the construction schedule.

That would itself be a weird inquiry to the listing agents, because it is not the sort of question an ordinary buyer or buyer’s agent would usually ask.  Also, most buyers don’t mind workers being on site finishing up a new house. One can reasonably guess that the SPD did not ask the listing agents if they ever communicated anything to anyone about when the site would be vacant.  This being a massive clue.

The 1702 DeSousa property was chosen for a reason, the planners needed a home which could be controlled by someone who had the ability to make sure the coast was clear and could relay this information back to the planners. There is no evidence whatsoever that proves that Joe DeSousa left the property before Lindsay arrived. Therefore, the important question we need to ask is – was JOE DESOUSA still in the house when Lindsay arrived?

The planners were taking one hell of a risk if they were counting on Joe being gone by the time Lindsay arrived. Unless of course Joe was part of the overall plan, and knew his cue was to get out of there shortly after 5:00 pm. But not before he took a walk through the master bedroom & ensuite, leaving his footprints everywhere he went. That way he had a reason for his footprints being found in the murder room, and perhaps his fingerprints on the light switches. Is it possible that Joe DeSousa, the owner of the property was involved in the planning – or was Joe just another cog in the wheel of the planner’s manipulation?


THE MURDER HOUSE – A CONTROLLED ENVIROMENT – ISOLATION

The planners designed Lindsay’s murder to take place in in a controlled environment, a location they were very familiar with, and they had to have access and the capability to pull this operation off. Lindsay’s boyfriend was the one person who knew Lindsay’s ever move in the hours leading up to her murder. Through texts and phone calls to Lindsay on the Saturday he controlled the narrative. The “clients” never would have arranged to meet her there unless they knew for a fact, she was going to be alone. They chose the 1702 DeSousa Place setting for one reason only. An isolated location which maximized control, minimized witnesses, and reduced forensic risks.

Seemingly, a predictable environment where they knew exactly who would be present & when. It was a home that they were familiar with, and one that they could manipulate from start to finish. Luring the victim to a scheduled showing gave them control over the entry & exit and dressed as professionals upon arrival ensured them that the victim would be off-guard, not expecting anything untoward to happen. They had to have detailed knowledge of real estate showing routines, corporate transfers, loc boxes, and they would have to understand Lindsay’s schedule and how to manipulate it.


Whoever orchestrated Lindsay’s murder arranged the showing in such a way that ensured she would be alone inside the house,

and according to unsealed police documents, the couple’s behavior & timing suggested that the killers knew Lindsay would be alone when they arrived. A vacant 1M dollar home and a setting with no witnesses. Impeccable timing indeed! The home was large, staged, and empty, ideal for preventing outside visibility. External influences were minimized with conditions intentionally structured, where behavior or responses could be observed or guided.

It is highly probable that the planners were monitoring Lindsay’s every move and reporting back to the killers who were waiting for instructions. How else could they be guaranteed that Lindsay would be arriving alone, how could they know for sure that Jason would not be with her when arrived? To ensure that Jason would not be with Lindsay they would have to have a lookout monitoring Jason’s every move. For anyone using critical thinking this scenario does not make a lot of sense.

The “Rule of Three” (Coincidences vs. Patterns):

Investigators often follow a rule where one coincidence might be overlooked, two might trigger suspicion, but three or more usually warrant deep investigation. What seems like a string of coincidences is often, in reality, a pattern of behavior or connected evidence.


Is it possible that Jason was being set up and he played no part in any of the planning?

Did someone want to ensure that Jason would not arrive on time to the DeSousa house? Did someone find a way to get Jason to SHC, knowing that he really had no reason for going there that evening? Did someone control how long Jason would stay at SHC? We know he arrived there at approximately 4:40 and didn’t leave the premises until 5:30. Jason told the police that he had an offer to present at SHC, but as it turned out that was not true, he only went there to sit around and drink beer with the guys.

When Jason arrived at the DeSousa home did someone tell him not to go inside? Did someone instruct him where to position his 2006 Range Rover? Did someone instruct Jason to move his vehicle out to Torquay after sitting across from the house for 10 minutes? Did someone tell Jason that when he entered the DeSousa property he should run straight up the stairs to the upper level?

There is no evidence whatsoever to support that the planners were trying to manipulate Jason’s every move. They could not possibly have controlled everything Jason did that night. Every move Jason made after leaving Sauce that evening was made on his own accord. Of course, he may have been following instructions from others who were involved, but that would only be if he was one of the participants playing his part.


after entering the PREMISES, the killers lead Lindsay upstairs almost immediately

The perpetrators positioned themselves near the property waiting for the signal, and with the getaway driver out of sight. Common sense says they had their phones turned off to avoid power pings from surrounding towers. They greeted Lindsay in the driveway, shaking hands, an indication that they were unknown to Lindsay. After meeting the couple Lindsay must have felt comfortable, therefore she chose to go inside with them. The minute the front door closed the perpetrators had achieved isolation and taken control of their victim.

Either they knew no one else would be inside the house, or they knew that someone was already upstairs waiting to strike. The attack was fast, controlled & clearly planned in advance. According to the Saanich Police the killers left the home through the back, leaving behind little forensic evidence, no digital trace, and no DNA. Years later of course we would learn that there was DNA left at the property and a US lab is currently working on identifying the killer/killers.


Who had the motive, access & capability to ensure that Lindsay Buziak never came out of that 1702 DeSousa house alive?

If this murder was personal, then the planning was not professional, yet still deliberate. If this murder was retaliation, someone sending a message, where silence became necessary, then the murder would have been structured, compartmentalized & likely outsourced. If Lindsay’s murder was a contracted hit, the person who wanted her dead would have commissioned the act, contacted intermediaries, all the while keeping clear separation between the motive holder and the perpetrators. If the planners were amateurs, they would act alone or seek help knowing their emotional volatility deemed them unable to do it alone.

We don’t know what Lindsay saw that she shouldn’t have, nor do we know who felt she was such a threat to their livelihood that they needed to have her murdered. We know there is a tremendous amount of circumstantial evidence that points in one direction, towards one particular family who live in Victoria, but unfortunately, here in Canada, circumstantial evidence does not hold up well in Canada.

I strongly believe there is still hope that Lindsay’s murder will be solved one day, and her perpetrators will be brought to justice. I believe this because there are still 2 very dedicated Saanich detectives that have been on this case since 2021. I know that if anyone can make this happen it will be these two officers who have the heart, determination & a strong desire to bring this all to a successful close.
