When I was younger, everything for me was sports. I played football, golf and hockey. I never thought about entrepreneurship or business. Everyone had day jobs and just played or practiced at night. I wanted to become a part of the CSIS in Canada, which is like the CIA. I wanted to speak three languages. I was thinking of potentially applying for that. I went through that process, but then I figured out that I liked finance more.
One of the guys I used to golf with offered me a job and this invited me into the finance world. I still wasn’t an entrepreneur. I was the worker bee, the guy that comes in every day to work. It wasn’t until I was in Fiji for a mentorship retreat with Tony [Robbins] that I found my business calling.
It’s happiness, influencing someone else in a way that’s going to make them happy, help them reach their goal and create internal fulfillment. That’s the secret to happiness. It has nothing to do with your bank account or what kind of materialistic items you have in your driveway or house. It’s really a contribution or being influential to guide someone. When people are able to benefit, it gives me fulfillment and happiness.

Every speech Greg Martel has ever made to the press over the years has left behind small clues as to who he really is,
just who his friends were/are, and just what criminal activity Martel was involved in along the way. Without a doubt, this man is a sociopath narcissist who preyed on his close friends, business associates, and any other vulnerable persons who he could lure into his web of deceit. He leaves a trail of devastation and financial loss, many who will never recover from this ultimate betrayal. I believe it’s important to know just who Greg’s closest friends were, how much they knew about this man, and were they aware of this Ponzi scheme he was operating?
In the above story, Greg mentions a golf friend who got him into the finance business. Though I can’t be 100% certain, I believe Greg is talking about his good friend Cohen Oatman. What is most interesting is that Cohen was the friend that Jason Zailo took with him to the 1702 DeSousa murder house on February 2nd, 2008, the night Lindsay Buziak was murdered. Many refer to Oatman as Jason’s alibi witness.
Jason, Cohen & Greg Martel were all tightly connected in business at the time of Lindsay’s murder and it’s highly possible that Martel & Oatman know exactly why Lindsay was murdered and who the conspirators are. After the murder, Cohen was painted as a victim himself, caught up in a situation he never saw coming. But I am not so sure about that. You don’t associate with people like Martel & Zailo unless you are of the same mindset and are willing to play by the same rules.
It appears Greg Martel & Oatman had been close friends long before Jason Zailo came onto the scene. In fact, Greg & Cohen were golf pros at Royal Colwood Golf Course back in 2001, and Greg Martel was the best man at Cohen Oatman’s wedding in 2005. Yes, that’s a damn close friendship I’d say, and if you swim with the sharks, you are likely a shark yourself. If not a shark, perhaps just a trained seal.
Cohen Oatman was working for Scotia Bank at the time and encouraged his buddy Greg to join the team. Greg attained his broker’s license in March 2006, and immediately began working with Scotia Bank. But Greg didn’t like the restrictions and in January 2007, he went to work for Terry Martin’s mortgage group in Victoria. It’s not certain how long Jason and Cohen had known each other, but Jason did sell Cohen his home on Monnington Place in February 2007.
And let’s not forget the hockey connection. Jason, Cohen Oatman, Greg Martel, and Ziggy Matheson all played hockey together. In the 2006/2007 season, Jason, Cohen & Martel played for the Stingers. Between playing hockey together, golf, and their mortgage business the three were very tightly connected.
Then in October 2007, Cohen Oatman & Jason Zailo joined Martel at Terry Martin’s Mortgage Center. It turns out Martel didn’t like working there either, he wanted to be his own man and run his own operation where he wouldn’t be accountable to anyone. Oatman’s home was foreclosed on in 2014, and that added a great deal of stress in Oatman’s life. He claimed the stress of Lindsay’s murder was just too much for him to handle.
I have to wonder if what Lindsay saw that she shouldn’t have seen was a few “dirty deals” that these guys were running through the office? Straw buyers, setting up mortgages that were higher than the selling price. I bet the cops never looked into that, and why, because they were too busy chasing the Calgary Drug Bust theory. And sure, the players in the Calgary Drug bust could well have played a part in Lindsay’s murder but not without outside help, like realtors and mortgage brokers who needed to cover up their dirty business dealings. An example of course would be the listing on Jacklin Road.
With Martel, the lack of oversight in the lending business allowed him to engage in fraudulent activities for a long time without being caught. Seemingly, he started with less risky frauds and escalated over time which is consistent with how criminals typically operate. They get away with their activities for so long that they eventually become careless, even if they were initially good at covering their tracks. BCFSA should have been taking a closer look at all their activities but it’s doubtful that ever happened.
Complaints were filed against Greg Martel by many people as early as 2017, in regard to an alleged Ponzi Scheme, to the Saanich Police Department and to the Financial Services Authority. Apparently, no action was ever taken, and Martel continued on with his fraudulent transactions. If the British Columbia Securities commission had taken the matter seriously back in 2017, a lot of innocent people could have been saved from the financial loss they suffered at the hands of Greg Martel. It is well-known that the provincial government and its various agencies often fail to act on complaints, often citing the privacy act to the complainants asking for help.
So, in late 2008 Martel opened a Dominion Lending franchise called Harbour View Mortgages.
Cohen Oatman quickly followed as did Jason Zailo. In 2009 Jason Zailo moved on and opened his own Dominion Lending franchise called “Modern Mortgage Group.” A few of Martel’s brokers left his office and went to work for Jason, others stayed with Greg especially his good buddy Cohen Oatman. Greg & Cohen did do business together but of course not all their business was shared. There was one deal they worked on together and Cohen was owed about 20 grand for that transaction. Unfortunately, Cohen had no proof that he was involved in that deal and Greg refused to pay him out. There is no way in hell that Cohen Oatman didn’t know what his best friend Greg Martel was up to. Oatman worked with the guy from 2008 – 2016.
Oatman was no sweetheart. According to multiple people I spoke with he is an arrogant sniveling, whiny, sneaky individual who couldn’t be trusted and he wasn’t liked by many of his peers. He wasn’t well liked in the hockey community either, a cocky arrogant guy as some referred to him. Eventually Greg & Cohen had a falling out, Cohen packed up and moved to another brokerage office in Victoria. Seemingly, that didn’t work out for him either, so he then packed up and went to work for Jason Zailo’s Dominion Lending Modern Mortgage Group at Uptown.
Interesting too, when Cohen Oatman took his family and moved up to Squamish in 2018, he kept his license hung at Jason’s office.
and that did not make sense to a lot of people. Someone asked Cohen why he was still doing his business out of Jason’s office, and why he didn’t get hired on in Squamish somewhere. Cohen told this person that he had tried to get a job at different brokerages in Victoria, but no one would hire him on because his name was all over the media after Lindsay’s murder. I call BS on that statement. Oatman was never a suspect, and he was never portrayed that way in the press. Brokers are independent contractors and no broker’s office would refuse to hire a guy who was willing to sell mortgages and make money for the company. Even if there was some truth to that story in Victoria, it sure would not apply to getting hired on by a mortgage firm in Squamish.
There was definitely an ulterior motive for Cohen to leave his broker’s license hanging at Jason’s office. It could be that Jason waived Oatman’s desk fees to keep him in line, in other words to keep his mouth shut about what he knew. When moving to Squamish Cohen was hired on as a manager at Chances Casino and he is still working there today. His broker’s license is still hung at Jason Zailo’s Modern mortgage office, although there is a rumor going around town that Cohen gave up his broker’s license and is no longer working as a mortgage broker. Sounds to me like the guy just didn’t have the personality to sell anything. This sneaky little character has stayed silent for 16 years, but you can be sure that he knows enough that he could break this case wide open. God hates a coward and Cohen is at the front of that line.
Just like so many others, Greg Martel & Cohen Oatman both know why Lindsay Buziak was murdered but they’ve stayed silent these past 16 years. And when you have an incompetent police force who are not skilled at interrogation techniques then you are surely never going to get to the truth. Oatman has always claimed he didn’t know anything and always acted like a scared rabbit. If he had nothing to do with Lindsay’s murder, then what was he so afraid of? Clearly, he has not come clean about what he knows, and just maybe it’s because he fears for his life and that of his family. There is a mighty powerful reason Oatman has stayed so close to Jason Zailo all these years.
