March 11/2024 Lindsay Buziak murder review. May she rest in peace.


February 2/2024 – 16-years gone by and still no answers as to who murdered Lindsay Buziak, and no public update from the Saanich Police Department.
One thing is for sure, this murder needs to be solved, and until it is, it’s imperative that Lindsay’s case is kept in the forefront of everyone’s mind. A brief review of the facts in this case may be helpful, it just might trigger someone’s memory. Everything we have learned so far, tells us that Lindsay was an innocent victim, targeted by one or more people looking to save their own asses. Lindsay saw something she shouldn’t have seen, and in all likelihood, it was something that happened in Victoria.
Seemingly, the Saanich Police, the RCMP, and VIIMCU do not want this case solved, and there is only one reason for that. When people in high places don’t want it solved it, it won’t be.
This case was botched from the very start, mistakes were made, and if the truth about what really went on during this investigation was made public, it would look very bad for all departments. The police have refused to call this a cold case, it’s been one stall, one delay, and one lie after the other. There has been no transparency, no updates, nothing but silence and false promises. As it turns out, the cop brought in from the Vancouver Island Integrated Major Crime Unit a few years ago is no exception. He still carries on making false promises just like the Saanich Police did.
It is time for the Saanich Police to call a press conference, followed by a question-and-answer period. Sgt Chris Horsley, who is now retired, should be the one to speak on Saanich’s behalf. I am sure he is still smack in the middle of this investigation even though he is now working with the Oak Bay Police Department. Chris was the lead investigator on this case from the start right up until the moment he retired from Saanich two years ago.
I am sure the public has a whole slew of questions they would like answered, and who better to answer those questions than Sgt. Chris Horsley, who after 15 years on the case would know far more than anyone else ever involved. I find it very interesting that at least 20-30 cops have been involved in this case over the years, but each and every one, other than Chris Horsley were transferred on to different departments. Why is that?
The Delalcazar brothers, Vid, and others in the Calgary Drug bust group were in the process of shipping cocaine to Calgary. It’s very possible that Lindsay & her friend accidently witnessed something that put their lives in danger. Two innocent young women in the wrong place at the wrong time. Did they see drugs being packed into compartments of a vehicle or something far more damaging than that?
The first bust in Calgary happened on January 22/2008, the 2nd bust January 28th, then a few months later another bust with several more arrests.
In total, the cops seized 80 kilos of cocaine. Only two people were taken down in that first bust, Erickson Delalcazar & Graham Scott Taylor. Then, all hell broke loose, and the Delalcazar’s were on the warpath, waking up people in their beds asking who did you tell? On February 1st Erickson was denied bail. Someone told who ratted them out, a woman who worked in the Re/Max Westshore office. Lindsay was not the informant, but the informant who worked in that office threw Lindsay under the bus in order to save themself. Lindsay would never have ratted out her friends, but it is possible she told someone close to her what she had witnessed. Did she confide in Jason, and if so, did Jason tell his mother what he knew? Did Jason ever learn who the woman was that worked in his office and ratted out the Delalcazars?
STATEMENT BY CHRIS HORSLEY ON CRIME WATCH DAILY – more bubble-wrapped hogwash” that has yet to be explained.
After returning home from her Calgary trip, Lindsay visited the Facebook page of a relative of someone involved in the drug operation, and tried to contact the person by phone, according to Crime Watch Daily. As Staff Sgt. Chris Horsley explained on the show, “We don’t know the nature of the call. We don’t know why she called him. We don’t know why she was on his Facebook site.”
Cirilo Lopez was said to be the guy that called the hit which would make sense as he was the uncle to the Delalcazar brothers, a life-long drug trafficker who may have had his own money in the game.
A court judge once said, “Cirilo Bautista Lopez is an incorrigible who has no will or desire to change.” If Cirilo called the hit, he hired the killers, and the set-up began there. Someone recently said to me, “all the killers needed was an empty house”. Omg I thought to myself, this person is either pushing my buttons or they are stupid as hell. The murder house at 1702 DeSousa was chosen for good reason, and the plan would require someone who had inside knowledge of real estate and the Desousa home.
The killers would need to know the layout of the interior, the best escape routes and the parking situation. This was a new street with tradesmen working on Saturdays. The killers needed to know what time the trades left the area, and when Joe DeSousa locked up and left the premises. Also, they would need to know for certain that no other realtors would be showing up to show the property during that time. Only an insider and someone with a close connection to Joe DeSousa would be privy to that kind of information. The owner, Joe DeSousa, had just relisted the property on January 9th, with the same Re/Max agents he had cancelled it with in December 2007. Therefore, the realtors inside that office would be the first to know it was back on the market.
The manager of the RE/MAX office, Shirley Zailo, knew Joe DeSousa on a personal level as he was a friend of her boyfriend Paul bergshoeff. FAMILIARITY!
It is said that Shirley had been inside that house at some point in time as Joe had asked her to do a market assessment of his property. Why she did not take the listing herself is unknown. Someone with brains set this plan in motion, at the same time created the perfect alibi. No member of the Delalcazar family or Vid had the brains to pull off such an elaborate scheme such as this.
There are those who believe that Leo Rojo Beltran was the one who murdered Lindsay, and who knows, maybe he did. He was friends with the Delalcazars, had connections to the Mexican cartel and was one of the last persons to be arrested in the Operation High Noon – December 2008. If Leo was a suspect in Lindsay’s murder at that time, you’d think the cops would have taken his DNA. The CBSA was aware as early as April 20th/2008 that Leo Rojo Beltran was in Canada and knew his location. Leo only spent a few months in jail. He was deported back to Mexico in 2010, after entering Canada illegally for the 3rd time. So, if the cops suspected him to be the killer, why let him leave the country?
A few days after Lindsay’s murder Vid Acevedo was on the warpath LOOKING FOR THE ZAILOS, AND
Ziggy Matheson was making calls in an attempt to set up a meeting to figure out a way to protect the Zailo’s from Vid. Steve DeFrel, a close friend of Ziggy’s refused to go to that meeting, he was smart enough to not get involved. Today Steve is a full patch member of the HA, and a friend to Shirley Zailo and Jason.
Did the Delalcazars and Vid figure out that Lindsay was not the informant and that they had been set up by the Zailos to believe she was? Did Ziggy Matheson’s drug business prosper after Lindsay Buziak’s murder because the Delalcazars lost a shitload of money in the Calgary drug bust? Just who was laundering all Ziggy’s dirty drug money? Perhaps it was being moved offshore to the Grand Cayman Islands where every street harbor ten banks.
The conspirators who set Lindsay up to take the fall, made a fool out of Cirilo Bautista Lopez, because Vid & the Delalcazar brothers were stupid enough to take the word of someone in Ziggy Matheson’s camp when they were told that Lindsay was the informant. Seemingly, the informant is still running the show and the Delalcazars are powerless to do anything about it. Sadly, her identity is forever protected by a RCMP “absolute immunity agreement”.
Let’s not forget what Lindsay’s close friend once said, “Shirley Zailo is pure evil. I knew the minute I heard that Lindsay was dead that the Zailo’s had killed her.” Strange thing for a young girl to say but clearly, she believed what she was saying at the time she made the statement. Lindsay’s friend Rianne worked in the Re/Max office at the time of Lindsay’s murder, and she was so terrified she quit the next day and never went back.
Believing that Rianne was key to their investigation the cops were monitoring her every move for the first year, and for years after, harassing her at her workplace and home.
But Rianne was smart enough to know that if she spoke to the cops about what she knew she was as good as dead. Not only that, but like so many others, she didn’t trust the cops, and was well aware that many cops are friends with the criminals. Wherever my friend is today, I hope she is safe.
In 2009, Jason Zailo was cleared as a suspect, and in late November 2010, one week after the Dateline Dreamhouse Mystery show aired the entire Zailo family was cleared. As Lindsay’s former boyfriend Matt MacDuff once said, “since when is anyone cleared before there are arrests.” Seemingly, the Saanich Police thought they were close to an arrest but here we are 17 years later and still nothing. Many people today still believe that Jason Zailo & his mother played a part in setting Lindsay up. So much circumstantial evidence points in that direction but that’s all it is – circumstantial.
Here is where I get confused:
After Jason was released from the police station the morning after the murder, he called his drug dealer friend Chris Schwartz and asked to come over and speak with him. Chris lived at the Shutters on Songhees Road, the same condo building as Jason and Lindsay.
At 10:00 pm that evening Jason is at Chris’s door. The two go out onto the balcony, close the door, and are out there talking for 20 minutes. According to Chris, Jason wanted to know if he thought the killers could be the boys from Van (HA), and Jason wondered if they could be coming for him next. Why would Jason think the HA were coming for him – did he owe them big time money? Did he think that they murdered Lindsay as a message to him? Did he find ways to stay away from the DeSousa house until the very last minute because he feared there was a hit out on him? It sounds as if Jason didn’t know for certain who had murdered Lindsay, or he wouldn’t be asking Chris these questions.
However, Chris was a seasoned criminal and pathological liar so we will never really know what was discussed on that balcony that night. For all we know Chris could have been the one who went into the DeSousa house that night and Jason was there to check in with him. Remember, Chris was connected to the HA on the mainland, as was Ziggy Matheson. Jason had introduced Chris Schwartz to his friend Zachary when he moved to Victoria from the mainland and Chris then started to get his cocaine from Ziggy. In time Ziggy and Chris had a falling out, and Chris went back to getting his drugs from the HA.
Although I do not agree with this theory, but I thought I should still put it out there.
Is it possible that Jason was not part of the plan to get Lindsay to the DeSousa house? Many of his friends have said that Jason was too stupid to have been involved in planning a murder. Jason has told so many lies throughout the years and normally one does not need to lie if they are innocent. But just what if, Jason did not know what was going to happen at the DeSousa house that night? What if the plan all along, was for Jason not to be there? What if he had been told by a family member to let Lindsay do the showing on her own, you know she likes to be independent.
According to court documents, at around 2pm Saturday, Lindsay was at Re/max Camosun’s head office on Chatterton Way. She was “freaked out” and asked two receptionists to search the caller’s phone number in a company database. They were unable to find any real estate history in Greater Victoria relating to the information provided.
Another colleague, a former RCMP officer Cal Faber, told Capital Daily he overheard Lindsay talking with a small group of coworkers about her new client. Faber, a former RCMP officer, said he and others who were listening to Lindsay’s story offered to accompany her to the Gordon Head address, but Lindsay told them not to worry, Jason was coming. “She had full confidence in the fact that her boyfriend was going to be there,” Faber said. Unfortunately, we don’t know what went on between the hours of 4:24 when Lindsay left Sauce and 5:30 when she arrived at the DeSousa home.
According to journalist Zander Sherman: Police documents state,
At Sauce, a now-closed restaurant in Downtown Victoria (the site is now occupied by J.R. Slims), Buziak is said to have eaten quickly, wanting to change before the showing. The documents say Zailo once again offered to show the house on Buziak’s behalf, but Buziak apparently declined. In typical fashion for the busy, sociable realtor, she apparently planned on attending both the showing and the Vancouver bachelorette party.
Considering the fear Lindsay was exhibiting just before leaving the Re/Max office, there is no way she would have left Sauce, without the assurance that Jason was going to be there. Of course, she did not want him to do the showing for her, she just wanted him to be there in case something went wrong!
What if, even after having lunch with Lindsay at Sauce, Lindsay still planned on going to the house alone? What if Lindsay started to panic on her way to the house, then called Jason to please be there at the last minute? Could that be why Jason wasn’t prepared, didn’t know how to get there, why he had to call his brother for directions, why like a stoop he sat outside the house doing nothing, why he called 911 before he had even entered the house and found Lindsay’s body? But if he wasn’t part of getting Lindsay to the house, why did he lie to the cops about so many things?
HERE’S WHY THIS THEORY DOESN’T WORK!
1: When Jason & his friend Cohen got into Jason’s vehicle at SHC Jason made a point of looking directly up at the camera. He wanted to be seen. Not only that, but he also first walked to the passenger side of the vehicle, put something in the back seat, then turned around and walked back to the driver’s side of the vehicle being sure to look straight up at the camera.
2: Jason & Cohen were not playing hockey at Pearkes arena that night until 10:10 pm. So why was it necessary for Cohen to meet Jason at SHC shortly after 5:00 pm? Even if the two went out for dinner after meeting Lindsay at the house they were still left with 3 hours to kill before game time. It makes far more sense that Jason set Cohen up to be his alibi witness.
3: Why did Jason tell the Saanich Police that he wasn’t supposed to be at the house that night? That Lindsay had told him at Sauce that she could go it alone. Jason claims that Lindsay had called him at the very last minute, 5:00 pm, when she was on her way to DeSousa and asked him to please be there. If this was true, why did Jason tell the Saanich Police right after the murder happened, that he was going to the house because he had real estate documents for Lindsay to sign – this story told to the press by Sgt. Chris Horsley on more than one occasion. It has been confirmed that there were no documents for Lindsay to sign that night. You’d think if Lindsay called him at the last minute out of fear for her safety, he would have raced to the DeSousa house and moved in quickly to find out what was going on.
Seemingly, Shirley was shocked when she got the call from Jason to say he was at the house and couldn’t get in? The dateline experts said that Shirley racing over to the house the minute she got the call from Jason was not normal behavior. She couldn’t have known anything was wrong as Jason hadn’t even entered the house yet, so why the panic. Unless, prior to Jason’s call she knew what was going to happen at the house but was not concerned because Jason wasn’t supposed to be there.
On more than one occasion Sgt. Chris Horsley told the media that Jason was going to the DeSousa because he had real estate documents for Lindsay to sign. Horsley would later tell the media that Jason was going to the house because Lindsay wanted him to be there. Whatever Jason whispers to Horsley, Horsley is quick to call in the media to give them Jason’s new story. How can Chris Horsley believe all these changing stories when you look at all the circumstances? Horsley does love the microphone.
WHY DID LINDSAY HAVE TO DIE ON FEBRUARY 2ND?
Was it because the planners didn’t want Lindsay to attend her girlfriend’s stag in Vancouver that weekend, or her friend Andrea’s birthday party that evening? Were they afraid that Lindsay would have a few too many drinks and tell someone what she had seen that she shouldn’t have seen?
In police files obtained by Capital daily news, journalist Zander Sherman states that Buziak had emailed some suggestions to the client and that Buziak provided the address of the 1702 DeSousa Place home during a 10-minute phone call.
The documents go on to say the caller may have used Map Quest for the purposes of “familiarizing themselves with the area” and “planning escape routes”.
Remember that Lindsay was on the phone with her client for 15 minutes on the Friday evening, February 1st, the same time that Shirley Zailo had “dropped by” by her condo and overheard Lindsay’s conversation with the Buyer. It would make sense that Shirley told the police that Lindsay gave the clients the address during that 15-minute conversation. After all, Lindsay was dead, so she was not here to say different.

So, I recreated our conversation with a voice actor who is going to say exactly what Jason said and even approximate his voice and tone. I’ve also added a phone effect to re-create the way the call sounded.

Shirley to Zander Sherman Jason and him good friends? No, they’re not, they weren’t. They hardly …yeh, they were pleasant to each other, but they weren’t best friends – like Ryan played hockey with him. And no, I don’t have any involvement with him, yes, he’s my tenant but I don’t have any involvement with him. I didn’t go out for coffee with him, and I didn’t go for dinners with him.
My Response: Shirley failed to mention that Ziggy Matheson had lived in her rental property for a few years, and that other than breeding Pitbuls, he never had a real job. Did Shirley not question his source of income prior to renting her home to him? In December 2007, Shirley took her family, including Lindsay, on a Xmas New Years vacation to Whistler. Ziggy Matheson was included on that family vacation with them. Shirley was also close friends with Ziggy’s mother Deborah Matheson.

It certainly sounds like he was a close family friend to me. Sources confirm that Ziggy would stop by the Re/Max office for coffee, but perhaps Ziggy was just stopping by to pay his rent. Ziggy was also the one who helped Ryan Zailo pack up Lindsay’s office a few days after she died.
On the surface this case appears to be a simple one and very solvable. So why is it THAT we have seen no arrests?
I think we all know the answer to that. because Behind the scenes someone is being protected.
